Front Point Management LLC (FPM) is a New England-focused Commercial Real Estate (CRE) investment and management firm based in Walpole, MA. We currently own and manage approximately 700,000 SF of office, flex, industrial and retail property. Our focus is core-plus and value-add investing. Our core-plus approach identifies investments with strong, predictable yield while our value-add discipline allows for clearly achievable upside possibilities. Investment valuations typically range from $7 Million to $25 million because this is a space where the entry level equity requirements provide entry barriers but also are below institutional minimum thresh holds. FPM exploits market inefficiencies via tenacious deal sourcing and only invests in opportunities where the value proposition is clear.
Following graduation from Massachusetts Institute of Technology’s Sloan Management Program in 1993, Mr. Balz began his investment career at Advent International after two years of corporate strategy consulting. Advent is one of worlds largest private equity firms and Mr. Balz rose to Partner there before leaving in 2003. Upon leaving Advent Mr. Balz focused on investment grade real estate, initially with residential apartment redevelopment and condo conversions. Mr. Balz joined Calare Properties in 2005 as Director of Acquisitions. At Calare Mr. Balz and his partners grew the business from 600,000SF to 12 Million SF, with a focus on flex/industrial value added investing. Calare’s track record was among the best of CRE investment firms from 2004-2010. Mr. Balz left Calare in 2010 to create FPM, which started with residential development and is now fully focused on CRE investments.
